Real estate can be an incredible career, but let’s be honest: it can also feel confusing, overwhelming, expensive, and a little intimidating when you’re first getting started.

There is no shortage of real estate advice out there. Some of it is helpful. Some of it is outdated. Some of it sounds great online but does not hold up in the real world.

That’s why I created Rookie RE Agent — to give new and aspiring real estate agents honest, practical, encouraging guidance from someone who sees this business from the inside every single day.

I’ve Spent More Than 25 Years in Real Estate

I’m Jenifer Morin, a licensed real estate agent in the Commonwealth of Virginia, the Director of Operations & Career Development at REMAX Gateway in Northern Virginia, and the author of Beyond the Sale: Unlocking Your Full Potential as a New Real Estate Agent.

I have more than 25 years of experience in the real estate industry, including commercial real estate, residential real estate, brokerage operations, agent development, training, recruiting, onboarding, retention, systems, leadership, and career coaching.

Today, I serve on the Leadership Team at one of the top REMAX brokerages in the country, supporting more than 135 agents across four offices. My role allows me to walk alongside agents at every stage of their career — from the brand-new agent who just passed the exam to the experienced agent who wants to grow, reset, or build something more sustainable.

I don’t just talk about what new agents should do. I see what actually happens once they enter the business.

I see the excitement.

I see the breakthroughs.
I see the agents who build momentum — and I see the ones who quietly struggle because no one gave them a clear roadmap.

I Work With Real Estate Agents Every Single Day

One of my favorite parts of my job is helping agents get started the right way.

For new agents, that means more than turning in paperwork or hanging a license at a brokerage. It means understanding the business you are actually stepping into.

I help agents with onboarding, systems, expectations, licensing, compliance, training, tools, business setup, brokerage support, and the real-life habits required to build a career in real estate.

I also spend a lot of time talking with people who are still trying to decide if real estate is the right career for them. They ask questions like:

  • Should I become a real estate agent?
  • How much does it really cost to get started?
  • Which real estate school should I choose?
  • What happens after I pass the real estate exam?
  • How do I choose the right brokerage?
  • Do I need a mentor or a team?
  • How do new real estate agents find clients?
  • What should I focus on in my first year?

Those are the questions I love answering because they matter.

The decisions you make early in your real estate career can shape your confidence, your business, your income, and your staying power.

I Chose to Get Licensed — Even Though I Didn’t Have To

Here’s something important to know: I did not need a real estate license for my role.

But I chose to get one anyway.

I wanted to understand the process from the inside, not just from a leadership or operations perspective. So I studied, took the course, prepared for the exam, passed on my first attempt, and completed the entire process in about three months.

I wanted firsthand experience with what new agents go through — the studying, the stress, the testing, the paperwork, the uncertainty, and the excitement of finally becoming licensed.

Today, my license is in referral status, which allows me to stay connected to the industry, support agents, and better understand the many different ways a real estate license can be used.

That experience gave me even more respect for anyone stepping into this business. Getting licensed is an accomplishment. But building a real career after that? That takes guidance, consistency, support, and a willingness to grow.

Why Rookie RE Agent Exists

I started Rookie RE Agent because I saw a need for honest, practical real estate career advice that new agents could actually use.

Real estate school teaches you what you need to know to pass the exam.

But it does not always teach you how to build confidence, choose the right brokerage, talk to people about your business, manage your time, create habits, handle rejection, build your database, find clients, or stay encouraged when things feel slow.

That is where real growth begins.

I’ll Tell You the Truth — With Encouragement

I am not here to sugar-coat this career.

Real estate takes work. It takes patience. It takes discipline. It takes people skills, follow-up, resilience, and a willingness to keep learning long after you pass the exam.

But I also believe deeply in what is possible when someone has the right guidance, the right mindset, and the right environment.

I have watched agents come into this business unsure of themselves and grow into confident, capable professionals. I have watched people start over, reinvent themselves, build referral-based businesses, find their voice, serve their clients well, and create careers they are proud of.

That is why I do what I do. I believe new agents deserve more than hype. They deserve truth, direction, encouragement, and practical tools they can actually apply.

Everything I write about here eventually led me to write my book, Beyond the Sale: Unlocking Your Full Potential as a New Real Estate Agent.

This book was created for new and early-career agents who want more than surface-level advice. It goes beyond passing the exam or closing your first transaction and focuses on what it really takes to build a strong foundation in real estate.
